Private roads are a specialty of Bay Area Grading & Paving. We've paved HOA roads, winery access roads, ranch roads, shared-access driveways, and rural roads all across Sonoma, Marin, and Napa Counties. Private roads often present unique challenges — steep grades, tight turns, weight requirements for agricultural equipment, and multiple stakeholders — and we have the equipment and experience to handle all of it.
Private road paving is the construction or rehabilitation of access roads that are not publicly maintained — including HOA streets, shared driveways, ranch roads, vineyard access roads, and gated community roads. These roads often require heavier asphalt sections (4"–6" of hot mix asphalt) to handle truck traffic, agricultural equipment, and year-round use without maintenance support from a government agency.

How We Work
We walk the entire road length with you, assess existing conditions, identify drainage problems, measure the road, and document any special requirements (weight loads, grades, utilities).
Many private roads have failed because the base was never built properly. We assess whether the existing base can be rehabilitated or needs to be replaced entirely.
Road drainage is critical. We install culverts, check road crown, add or repair drainage ditches, and address any drainage problems before paving.
Hot mix asphalt is placed in lifts at the specified depth. For private roads, we typically install 4"–6" of compacted asphalt — built for real loads, not just appearance.
Stop bars, centerlines, edge lines, speed bumps, and any required signage for your community or ranch.

We've paved private roads over a mile in length. There's no practical length limit — it's just a matter of planning, equipment staging, and scheduling.
We design the asphalt section for the heaviest anticipated loads. Ranch roads and winery access roads that will see loaded harvest trucks need a heavier section than a regular residential road — we spec it correctly.
Absolutely. We can phase a large road project by section, prioritizing the worst areas first. We'll design the phases so each one is fully functional and drains properly.
Private roads typically don't require paving permits. If your project is near a public road intersection or involves drainage that affects neighbors, we'll advise on any required permits.
